We Offer Two Low Cost Options To Sell Your Home:
  1. Discount Listing Package - 1% of sales price paid at closing

  2. Deluxe Real Estate Listing Package - 2% of sales price paid at closing
- Realtor handles all details of listing including: open houses, professionally made flyers, additional marketing, solicits feedback from agents that have shown your home, and attends the closing. All the services of a traditional real estate agent - and more - for LESS!
 
There are no up-front fees with either package. We handle all contracts, paperwork, negotiations, repair amendments, etc. with both packages.

The listing options above include only the fees paid to us, the listing agent. To ensure your home is attractive to selling agents, we recommend that you offer a 3% commission based on the sales price of your home to the selling agent. If you sell the property yourself you pay NO COMMISSION to a selling broker (buyer's agent). Listing fees paid to Michael Smith at closing are still applicable.

Additional Details
All MLS service fees normally paid at closing are included in our fees. We do not charge any administrative or other type of fees commonly charged by other real estate firms.  All options above include only the fees paid to us, the listing agent. In real estate, a commission is paid to both the listing agent and the selling agent. To ensure your home is attractive to selling agents, we recommend that you offer a 3% commission based on the sales price of your home to the selling agent. Our 1% commission listings require a minimum listing agent commission of $995.00 or 1% of sales price, whichever is greater, to be paid at closing. Our 2% commission listings require a minimum listing agent commission of $1,995.00 or 2% of sales price, whichever is greater, to be paid at closing. Listings withdrawn before expiration date are subject to a $70.00 withdrawal fee per listing. If you sell the property yourself you pay NO COMMISSION to a selling broker (buyer's agent). Listing fees paid to Michael Smith at closing are still applicable. No up front fee (contingency) listing programs are subject to final approval by Michael Smith.

Customer Commitment

Please note that we do not have hidden fees like other real estate firms. We are fair and upfront with all the terms of our discount listing packages. Some national for sale 'by owner' real estate firms charge huge upfront fees and they don't even include your home in the MLS. Other firms tack on hidden listing fees hidden in the fine print that must be paid if your your home sells.

Other services claim they list your home in the "MLS", however they often put your home in the MLS that is not even used by real estate agents in your area. Don't be fooled.

All of our listing packages place your home in both Multiple Listing Services used in the Metro Atlanta, GA area - FMLS and Georgia MLS. We also allow you to update your listing at anytime. Your home is also featured as a showcase listing on Realtor.com with 6 photos.

Some real estate firms specialize in only handling for sale by owner listings and charge up-front fees to list your home. While it might seem like a bargain at first, real estate agents are aware of these firms and will often skip over showing their buyers homes listed with these firms. Agents do not like to have to deal directly with homeowners and may pass on showing these homes or discourage their clients from making an offer. With our service your listing is handled by a full service real estate firm and agents deal directly with an agent - the entire negotiation process is handled by a Realtor with all of our listings.

Other discount real estate firms do not even provide a yard sign and simply have you use your "For Sale By Owner" sign or encourage you to use two signs. This practice is confusing for both prospective homebuyers and real estate agents. All of our listings are provided with an attractive Michael Smith - Chapman Hall Realtors yard sign as well as a deluxe information box. Our listings also allow you to work directly with an unrepresented buyer so you do not have to pay the buyer's agent commission.
